Water leaking into your home in places it shouldn’t be always creates stress and usually an expensive repair bill. Situations like this are faced by many Bartow County homeowners each year, and we rarely get notice of the impending disaster.

Water can enter your home any number of different ways. Knowing which areas of your property are most vulnerable or have the highest likelihood of experiencing a water damage event, is an important step in preventing water losses. Let’s take a look at some of the most common sources of water leaks and water damage:

  • Supply Line Drips | Supply lines to toilets and faucets are a great place to look for drips. Pay special attention if your home was recently constructed, since these drips usually occur quickly after water pressure is put into the pipes.
  • Refrigerator Drip Pan | Occasionally, refrigerator drip pans can overflow. The drip pan is used to catch water during the defrost cycle of most modern-day refrigerators. The defrosted water usually hits an evaporator coil and turns into a small amount of steam. If the evaporator coil isn’t working or the drips from defrost miss the coil, the water flows to the drip pan.
  • Debris-filled and Clogged Gutters | Gutters are a leading culprit of water damage in homes. Clogged gutters are a serious problem, and one that can be prevented. If you have trees around your home, leaves and other tree debris can fall onto your roof and end up in the gutter system. Clogged gutters can create multiple problems from roof damage to foundation issues if the water is not properly directed away from the home.
  • Roof Issues | The roof system is designed to move the water off of the roof and into the gutters. We’ve already addressed clogged gutters and roof issues that create similar situations to clogged gutters. Gutters usually cause issues on the outside walls. Roof issues can create leaks on any part of the home. Roof issues are challenging to diagnose as water takes the path of least resistance and is often far away from where the leak finally emerges.
  • Drainage Pipes | Pipes draining water and waste from your home are common places for leaks to occur. In the past, exterior drain/piping systems were sometimes made of clay, and often tree roots would find the moisture and infiltrate the pipe, causing a clog or backup over time as more of the tree roots grew into the pipe. Clay pipes are still in use today as the technology has evolved so they seal better and are most resistant to root intrusion.
  • Clogged Toilet | No one wants to deal with this! There are a number of tools available to handle this task. Plungers, drain snakes and chemical solutions are all available to assist with this chore.

Keeping your home properly maintained is the key to avoiding these leak disasters. Frequently inspect the systems that protect your home from water intrusion. It can save you time, money and the stress of dealing with a water disaster.
